Located on a private road in Walton-on-Thames with uninterrupted views of the River Thames, this property offered an extraordinary setting but lacked the design and quality to match its surroundings. The client approached TN Design & Build with a clear ambition: to transform a tired, dated house into a sophisticated and modern family home that embraced the beauty of its riverside location.
We delivered a complete design and build service, undertaking a full internal and external refurbishment, a substantial rear extension, and a fully reimagined layout tailored to contemporary living. The result is a striking yet welcoming home that balances architectural refinement with practical elegance.
A full-width, single-storey rear extension was added to the back of the property. This new space now forms the heart of the home, a flowing open-plan kitchen, dining, and living area, designed with both entertaining and family life in mind. Large-format roof lights and expansive bi-folding doors flood the interior with natural light and create an uninterrupted visual connection to the garden and river beyond, blurring the line between indoor and outdoor living.
On the ground floor, a dedicated snug provides a peaceful retreat for relaxed evenings or quiet moments away from the main social spaces. A spacious boot room and a fully fitted utility room deliver everyday functionality while maintaining the same high level of finish found throughout the home. The existing garage was thoughtfully converted into a generous home office, a calm, focused environment tailored to today’s flexible working lifestyles.
To fully embrace the home’s riverside setting, we designed a bespoke sun terrace: a tranquil outdoor space perfect for entertaining or simply enjoying the serene views across the Thames.
A generous oak-framed porch was also added to the front of the house, truly transforming its appearance. This striking architectural feature not only enhances kerb appeal but also sets the tone for the quality and elegance found throughout the rest of the home.
The interior layout was completely reconfigured to meet the needs of modern family living. The property now comprises five beautifully proportioned bedrooms, including a luxurious principal suite with a walk-in wardrobe and a boutique hotel-style en suite. In total, the home features five bathrooms, three of which are private en suites, each finished with exceptional attention to detail and fitted with premium fixtures and fittings.
Throughout the home, bespoke wood panelling, tailored joinery, and carefully curated lighting add depth, warmth, and character. Every element, from fixtures and fittings to finishes and textures, was selected to enhance both form and function, resulting in a cohesive design that feels timeless, elegant, and entirely bespoke.
This project is a true reflection of what thoughtful design and expert craftsmanship can achieve. A once-tired property has been transformed into a refined riverside residence, one that feels both luxurious and entirely liveable.
