What improvements add the most value?
This entirely depends on the size of your house, the state of repair and location. You need to consider carefully what improvements your carry out i.e., what is the point of kitchen extension if the boiler isn’t working well, the rest of the house looks in disrepair and will not have pavement appeal.
Also, you may want to visit an estate agent prior to any additional works to ask about the prices of other houses within your area. Little point in spending more than your house would sell for.
Add an extension.
Adding a single-storey extension is an excellent way of adding extra living space and value to your home. It can be used to create a larger (and maybe open plan) kitchen diner, utility room and an extra reception room.
More cost-effective still is building a double-storey extension. With the same footprint as a single-storey extension, you can add twice as much new interior space but, since you’re only paying out once for foundations and roofing, the cost per square metre will be lower.

Convert your garage.
Do you use the garage? Could it converted into that dream kitchen you have always wanted? Converting a garage can sometimes be tricky but that shouldn’t put you off and remember a good garage conversion should blend seamlessly with your existing property.
You could also turn an existing garage into the kids’ playroom. Garage conversions may not be cheap, but it certainly adds value.
Find space for a utility room.
This is a great practical room for every household, particularly if you have chosen to go open plan. The noise from the washing machine etc. will be kept hidden along with a place to hide the laundry and cleaning items.
If you are able to have access from outside this will give you additional space for muddy boots and coats. You don’t need windows, but we recommend some type of ventilation.
Convert your loft.

Just a quick reminder – this addition will offer space for an extra bedroom, home office, playroom. Remember there are different types of loft conversions i.e., dormer.
Your designer will also be able to talk through with you the best place for positioning, you may want it to look less intrusive.
Other ideas for more space.
- Master en-suite – combing sleeping, bath and dressing. we find that an en- suite does grab the attention of potential buyers.
- Knocking through – perhaps it is just the layout of the room or the size; knocking through is a simple and cost-effective solution.
- New Windows – New windows can give your home more pavement appeal especially if you switch smaller windows for larger windows letting in more light.
